Project Background
Located in Nsambya, Kampala, this project involved the structured renovation and defect rectification of an institutional facility. The primary goal was to improve the functionality, hygiene, comfort, and overall condition of the premises to prepare for incoming international volunteers. Institutional facilities experience high usage rates, which accelerates the degradation of finishes and plumbing systems compared to typical residential buildings.
Investigation & Existing Defects Documented
Before commencing work, a thorough condition assessment was conducted. We documented several critical areas requiring intervention:
- Plumbing Deterioration: Galvanized iron pipes showed significant corrosion, resulting in restricted water flow and active concealed leaks.
- Bathroom Degradation: Severely stained wall tiles, failing joint seals, and compromised shower floor trays. The lack of proper drainage gradients led to water pooling and subsequent moisture damage to the underlying substrate.
- General Wear: Broken door locks, torn mosquito-proof vent meshes, and peeling paint caused by underlying dampness.
Technical Challenges
The primary technical challenge was managing the renovation while the facility remained partially occupied. This required a strict phased execution strategy to ensure essential services (water, sanitation) were maintained for occupants. Additionally, rectifying the underlying moisture damage required careful demolition of affected areas without compromising adjacent structural integrity.
Solution Selection Rationale
We selected materials and methods focused on long-term durability and ease of maintenance, crucial for an institutional setting:
- PPR Piping: Chosen over PVC or continuing with galvanized iron due to its superior corrosion resistance and fusion-welded joints, drastically reducing future leak risks.
- Ceramic Tiles & Red Oxide: Easy-to-clean ceramic tiles were selected for wet areas to ensure hygiene. For high-traffic floor areas, durable red oxide treatment was applied, offering a cost-effective and resilient surface.
Execution Sequence
The project was executed in planned phases to minimize disruption:
- Demolition & Stripping: Careful removal of old tiles, damaged plaster, and deteriorated plumbing fixtures.
- Infrastructure Upgrades: Installation of new PPR water supply pipes and testing of the system before concealment. Upgrading water reservoir tanks to enhance supply resilience.
- Substrate Preparation: Re-screeding floors to correct drainage gradients and applying waterproofing measures in wet areas.
- Finishing Works: Installation of new ceramic wall tiles, application of red oxide to designated floors, and comprehensive re-plastering and painting.
- Final Fit-out: Realignment of doors, installation of new locks, replacement of vent meshes, and final deep cleaning.
Materials Used
| Component | Material/Specification | Purpose |
|---|---|---|
| Water Supply | PPR (Polypropylene Random Copolymer) | Corrosion resistance, leak prevention via fusion welding |
| Wet Area Walls | Glazed Ceramic Tiles | Hygiene, ease of cleaning, moisture resistance |
| High-Traffic Floors | Red Oxide Finish | Durability, cost-effective maintenance |
| Vents | Mosquito-proof Mesh | Pest control while maintaining airflow |
Outcome Achieved
The renovation restored the facility to peak functionality. The new plumbing infrastructure eliminated leaks and improved water pressure. The upgraded bathrooms now feature proper drainage and cleanable surfaces, significantly enhancing hygiene standards for the incoming volunteers.
Lessons Learned
This project reinforced the importance of thorough initial assessment. Many of the moisture issues were traced back to failing concealed plumbing and poor initial drainage slopes. By addressing these root causes—rather than just applying cosmetic fixes—the longevity of the renovation is assured. Learn more about our approach in our guide to building renovation best practices.
